When can I enjoy my holiday home?

Gwel an Mor has a 12-month ownership season and so you are able to enjoy Cornwall in every glorious season.

Your holiday home cannot be your main residence and you will be asked to provide proof of your full-time residence on an annual basis.

You will need to pay some annual costs such as Estate Rent Charges (which include facility charges), insurance and utilities. You can find details of these here.

Gwel an Mor is a dog friendly resort and so you are welcome to bring your dog along to your holiday home. We politely ask that all other pets are cared for at your every day home.

One of the advantages of buying a resort-based holiday home is the peace of mind that your holiday home will be safe and secure, with a maintenance team on hand to assist with haste, to anything that might arise.

Your holiday home is sold complete and ready to use. Fully furnished and sold with a full inventory of cutlery, crockery, cookware, cutlery and bedding. The holiday home also includes appliances including two ovens, a fridge freezer, washer/dryer, dishwasher and wine fridge. TVs are supplied for you in two bedrooms, the living room and at the foot of your whirlpool bath. A sunken hot tub and extensive decking area are already installed and ready for you to enjoy. The lodge is supplied with a dedicated double-parking bay and free WIFI.

You are welcome to let family and friends use your holiday home.

Gwel an Mor provides a Premier Letting service for all holiday home owners. We do not allow private subletting or the use of privately contracted agencies.

Estate Rent Charges are an annual fee which covers the upkeep and development of the park, its facilities and infrastructure.

Our holiday homes are covered by a 10 year ICW warranty and a 15 year roofing product guarantee. The buildings are inspected regularly, and signed off by C3 Building Control Approved Inspectors.

Our properties are council tax exempt if you meet holiday letting conditions at which point you would pay business rates. For more information on these conditions please contact our experienced Ownership Advisors, who will be happy to explain your options in detail.

Unless you are a first-time buyer you will be eligible to pay stamp duty. This is usually charged at 3% on top of the standard rate.
