Refer a friend

This offer is exclusively available to current Seal Bay Owners and cannot be used where the referred friend purchases a 28ft x 10ft or 28ft by 12ft holiday home on a promotional site fee. A £1,000 credit will be applied to the referring Owner’s account when a referred friend or family member completes the purchase of a holiday home before 31st December 2026.

Please allow up to 28 days after the completion of the referred sale for the credit to be applied. Owners may not refer themselves or their spouse/partner.

To qualify, the referred individual must provide the Owner’s details at the time of their initial enquiry, and before any quote is issued.

If a Seal Bay holiday home owner refer a friend and they purchase a holiday home at Seal Bay between 12th May 2026 and 31st August 2026, the referring Owner will receive a £75 voucher for Above the Bay. To qualify for this voucher offer, all purchases must be completed by 31st August 2026. Vouchers must be collected from the Sales Office once the £1,000 referral offer has been paid.

Site fees included until 2027*

Site fees are included with selected holiday homes at Seal Bay Resort. Holiday homes included in this offer will have this stated on the individual holiday home listings and are subject to size, availability and pitch location.

If you qualify, the 2026 site fee balance will be listed on your purchase invoice. Site fees are billed annually, and you’ll receive the invoice for the upcoming year (2027) in September 2026, with the first payment due by the end of October 2026 for Seal Bay Resort. Please note, this offer cannot be combined with any other promotion and is available for new Seal Bay Resort customers only.

Refund the price of your holiday

This exclusive offer is available to guests staying at Seal Bay Resort and cannot be combined with any other promotions. Receive a refund of up to £1,500 on your holiday when you purchase a holiday home at Seal Bay Resort. To qualify, deposits must be made within 14 days before or after your visit, with the purchase completed within 4 weeks.

Site fees starting from £3,995*

This offer is for 2026 site fees being charged at £3,995 pro rata. This offer is available on holiday homes that are 28x10ft, models of a similar size and age may be eligible in this offer. The offer is only available to new customer and cannot be offered for part exchange purchases. Standard site fees start from £7,507.88 (inc. 20% VAT).

Park cannot be used as a permanent residence. Seal Bay Resort trades under the name White Horse caravan Company Ltd, which is registered in England (No. 01538949). Cove Club Owner Pass Terms & Conditions

As the registered Owner(s) of a holiday home at Seal Bay Resort, your Cove Club Owner Passes are subject to these terms and conditions:

  1. The Cove Club Owner Pass allows you to receive the following Owner discounts at Seal Bay Resort:
    – 15% discount on food and drink in park venues.
    – 50% discount on sports and leisure activities.
    – 5% discount on purchases at Nisa (excluding cigarettes, vapes and lottery tickets if applicable).
  2. A Cove Club Owner Pass is allocated to a named individual and must not be used by anyone else.  The Cove Club Owner Pass must be presented at point of purchase to benefit from the Owner discounts, and the holder may be required to provide proof of their identity and ownership.
  3. The Cove Club Owner Pass also entitles you to discounts on holiday bookings at Seal Bay Resort for you and your friends and family. The discounts are currently 25% for holiday bookings. To book a break using your discount, please speak to the Owner Services team.
  4. Once you have allocated a Cove Club Owner Pass to a named individual for the current season, you will not be able to change that individual in that season unless extenuating circumstances apply. There will be an administration charge. Please see your owner services team for information.
  5. The purchase of entertainment and facility passes enables access to the Park’s Showbars and swimming pool areas – passes are not required to access restaurants or arcades. Certain activities and facilities are subject to an additional cost. Access to facilities and activities may be restricted at peak times and without notice. Passes are non-refundable.
  6. The Cove Club Owner Pass cannot be used in conjunction with any other offers or vouchers.
  7. The usual rules and policies relating to the park, including in relation to the facilities and paid activities, still always apply.
  8. Any breach of these terms may result in the immediate suspension or withdrawal of your Cove Club Owner Pass(es) and associated benefits. The team have the right to decline use if any breach is suspected, and any fraudulent or criminal activity will be reported to the police and could constitute a serious breach of the licence agreement.
  9. We may change these terms or withdraw some or all the benefits of the Cove Club Owner Pass at any time. Where we do so, we will give you at least 30 days’ notice of such changes or withdrawal.
  10. There is no cash alternative to the benefits made available by the Cove Club Owner Pass.
  11. If your pitch license agreement is terminated for any reason, you will lose the benefits of the Cove Club Owner Pass.
  12. All personal data will be processed in accordance with our privacy policy (which is available at https://cove.co.uk/privacy-cookie-policy/) and any applicable law. Where you provide us with information (including personal data) in relation to Cove Club Owner Passes, including an individual’s name, email address, date of birth and photo, you confirm that you have the consent of the relevant individual to do so.
  13. These terms are governed by English law, and both parties submit to the non-exclusive jurisdiction of the English courts.
  14. Any use of ‘we’ or ‘us’ is a reference to the Cove Communities Property Management Limited (company number 01538949) whose registered office is 5 Churchill Place, 10th Floor, Canary Wharf, London, E14 5HU.
