Other costs to consider

In addition to the cost of your holiday home, you’ll also need to consider the ongoing costs, as with any property. However, these can often be cheaper than you expect. Here we take a look at the other costs you should consider and the average values:

Site fees

From £6000

Your annual site fee covers many different things, from the use of all of our facilities through to the actual cost of siting your caravan on one of our parks. Included in your site fees is season-long access to all of our fantastic entertainment, which you are welcome to enjoy with the family whenever you want. Some of the more mundane things covered by your site fees are rubbish collections, on-site security and maintenance of the park.


Average £345

All of our holiday homes are connected to mains electricity. This supply is metered so the cost is based on how much you use but a 2018 average bill was approx. £145. Owners purchase bottled gas, which can be purchased directly on site as required and holiday homes use 4 to 6 bottles per on average at a cost of £69 per bottle. Electric mains supplied utilities are supplied by a single supplier servicing the entire park. This supplier is changed periodically to ensure we provide our owners with the most cost effective options possible.

Local Authority Water and Rates

Rates include waste & sewage. These costs are invoiced annually, April for payment on the 1st of May (not during closed season). The amount is not based on the size & maximum occupancy of the caravan.


From £260

All holiday homes must be insured. Our current providers are Towergate, Holman, Gallagher and Leisuredays, and they provide a ‘new for old’ policy. However, you can source your own ‘new for old’ policy with your own provider. Annual insurance may cost around £260 per year for a new for old policy.

Winter Drain Down


At the end of each season static caravans need to be drained down to ensure that no liquids within the caravan freeze whilst the park is closed during January and February.

Earn extra income and offset your running costs

Many of our owners subsidise the cost of their holiday home by letting it out when they are not using it during the season. You are free to manage this letting process yourself or use our comprehensive letting service, which deals with everything for you. Typically, an owner can expect to offset £5,120 (2018 average) of their annual costs by allowing us to let their holiday home on their behalf. However, we advise that you ask for, and read, our lettings guide from our receptions before purchasing with a view to letting.
