Our holiday homes at Seal Bay Resort in Selsey, West Sussex, are perfect if you want a base for regular breaks, long weekends and extended holidays throughout the year.

Homes for Sale FAQs

Residential homes are designed to be your main home. You can live in them all year round, register with local services, and use the park as your permanent address (subject to age criteria for each park).

Holiday homes are for leisure use only. You can use them for holidays and short breaks throughout the year, but you must keep a separate main residential address elsewhere.

No. You cannot live in a holiday home as your only or main residence.

Holiday homes are for holidays and leisure time. You can stay for regular breaks and longer stays within the park’s holiday season, but you must have a main home off the park.

If you want somewhere you can live in full-time, one of our residential homes will be a better fit.

Yes. Our residential homes are designed for year-round living and can be your main home, as long as you meet the age criteria for that park.

  • At Sandy Oaks, you can live there full-time if you are over 45.
  • At our other residential parks, you can live there full-time if you are over 55.

Our residential parks are created for people at a similar life stage who want peace, security and a sense of community.

Having an age qualification, such as over 45s at Sandy Oaks and over 55s at our other residential parks, helps keep the lifestyle consistent for everyone who lives there.

You can use your holiday home as often as you like during the park’s holiday season for:

  • Weekends and short breaks
  • Longer stays and school holidays
  • Last-minute getaways

You just cannot use it as your only or main residence, and you must maintain a separate permanent address.

Choose a residential home if:

  • You want to move permanently and live on park all year
  • You are over 45 (Sandy Oaks) or over 55 (other residential parks)
  • You want a low-maintenance home in a like-minded community

Choose a holiday home if:

  • You already have a main home elsewhere
  • You want a base for regular holidays and weekend breaks
  • You want access to on-park leisure facilities and entertainment

Holiday homes and residential homes sit under different planning and licensing rules, so one cannot simply be “converted” into the other.

If you decide later that you want to live on-park full-time, you would need to purchase a residential home on one of our residential parks, such as Sandy Oaks for over 45s or another residential park for over 55s.
