Standard Grass Pitches – from £20
Simple grass pitches without electricity, marked out for you.
Electric Grass Pitches – from £25
Simple grass pitches that are marked out for you, with an electrical point.
Electric Hardstanding Pitches – from £25
With gravel hardstanding for caravan, an electrical point and a grass area for awning. Please note: Double hardstanding provides a hardstanding area for a car as well as a caravan.
Service Pitches – from £35
Hard standing with electrical point, water tap and grey water drainage. Please note: Double Hardstanding has hardstanding for caravan & awning. Single hardstanding has a grass area for an awning.

We’ve answered the most common questions below to help you prepare for your stay.
We are open from March to November 2026.
Yes. Our site is completely level, as is the rest of Selsey.
Each pitch can accommodate one unit only – a caravan, motorhome/campervan, or tent (depending on the pitch type booked).
You may attach an awning to a caravan or motorhome, as long as the combined width of the unit and awning does not exceed 5 metres.
Two units are not permitted on a single pitch.
Examples:
- A campervan + a tent requires two separate pitches.
- Group bookings for multiple pitches cannot be made online. Please call 0333 996 7888 to arrange these.
Yes. We have purpose-built disabled facilities, including a toilet and shower.
To use these, please bring your RADAR key.
No. Due to pitch size restrictions, additional structures cannot be added to your pitch.
If you need extra space, please book multiple pitches via our team on 01243 604499.
- Disposable barbecues are not permitted anywhere on Seal Bay Resort.
- Freestanding BBQs are allowed if used responsibly.
- No BBQs of any kind are allowed on the beach.
Yes. Dogs are welcome and must be kept on a lead at all times. Please note:
- Some dog breeds are restricted under our holiday terms and conditions.
- Dogs are charged at £3 per night, per dog.
- Dogs must not be left unattended on your pitch.
No. Due to the family nature of the park, we do not accept:
- Groups of young people under 21, or
- Large single-sex groups.

Take the train to Chichester (the nearest station).
From Chichester, take the Number 51 (Link) bus to Selsey and get off at the Police Station.
Walk through Green Lawns and hop on the Seal Bay Resort courtesy shuttle bus to Warner Farm Touring Park.
All Seal Bay facilities are within our 300-acre resort, accessible on foot or via our free courtesy bus.
Walking times from Warner Farm:
West Sands: approx. 10 minutes
White Horse: approx. 15 minutes
The Viking (Green Lawns): approx. 20 minutes
Please note: parking at entertainment venues is very limited.
Yes, you can book online. For booking queries, please call our reservations team at 0333 996 7888.
All bookings must be made through our online system.
We cannot accept cash or cheques for bookings.
Warner Farm Reception opens at 9am daily.
- We do not accept arrivals before midday.
- Closing time is 5pm, although this may be later during peak periods.
Please confirm at the time of booking if you’re unsure.

No. Weather-related cancellations are not covered.
However, if you contact us before midday on your arrival day, we will try to move your holiday to another available date.
